These Terms govern your use of mortgagedoor.net, the borrower portal, and all related services (collectively, the "Service"). By using the Service, you agree to these Terms. If you do not agree, do not use the Service.
MortgageDoor is the trade name of a sole proprietorship operated by Michael Banan, a licensed California real-estate broker / mortgage loan originator (NMLS #2597373 · CA DRE #02238350). We are a mortgage broker, not a direct lender. We do not make loans on our own balance sheet. Instead, we shop your application to multiple wholesale lenders, present the options that fit your situation, and coordinate the loan to closing with the lender you select.
To use the Service you must be at least 18 years old and legally able to enter into a binding contract in the United States. Loan products are available for properties located in states where we are licensed (currently California).
You may submit a loan application without creating an account, but a borrower portal account lets you upload documents securely, track your loan status, and exchange messages with us.
By starting an application you consent to receive disclosures, notices, and other communications electronically (email, the portal, or text). You can request paper copies of any required loan disclosure at no charge by emailing michaelb@mortgagedoor.net.
By providing your phone number and checking the consent box on a form (or by texting us first), you expressly agree that MortgageDoor may contact you at that number — including by autodialed calls, prerecorded messages, and SMS — about your application, your loan, and related services. Your consent is not a condition of any purchase. Message frequency varies, typically up to 10 marketing messages per month. Message and data rates may apply.
You can stop messages at any time:
California is a two-party consent state. Our business phone line plays an audible disclosure that calls may be recorded for quality and compliance. By remaining on the line after the disclosure, you consent to that recording. If you do not consent, you may hang up and reach us by email instead.

The MortgageDoor name, logo, content, software, and design are owned by us or licensed to us. You may view and print pages for personal, non-commercial use related to your own mortgage transaction. No other right or license is granted.
The Service relies on third-party providers (including AWS, Twilio, Railway, and Anthropic — see our Privacy Policy). Their availability, performance, and policies are outside our control. We are not responsible for third-party websites linked from our site.
The Service is provided "as is" and "as available." To the maximum extent permitted by law, MortgageDoor disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, and uninterrupted service. We do not guarantee that any specific loan program, rate, or closing date will be available at the time you apply.
Nothing on the Service is legal, tax, or financial advice. Pre-qualification estimates are not commitments to lend. You should consult your own attorney, CPA, or financial advisor as appropriate.
To the maximum extent permitted by law, MortgageDoor's total liability for any claim arising from these Terms or your use of the Service is limited to the greater of (a) the fees you paid MortgageDoor in the twelve months preceding the claim, or (b) one hundred U.S. dollars. We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits or lost data, even if we were advised of the possibility of those damages.
You agree to indemnify and hold MortgageDoor harmless from any claim, loss, liability, expense, or attorney's fees arising from (a) your breach of these Terms, (b) information you submit to the Service that is inaccurate or unauthorized, or (c) your violation of any applicable law.
MortgageDoor is committed to Equal Housing Opportunity and complies with the federal Equal Credit Opportunity Act (ECOA), the Fair Housing Act, and California fair-lending laws. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, source of income, sexual orientation, gender identity, disability, familial status, or because all or part of your income is from a public assistance program.
You may stop using the Service at any time. We may suspend or terminate access to the Service (in whole or in part) if you violate these Terms, if we are required to by law, or to protect the Service. Provisions that by their nature should survive termination (including IP, disclaimers, limitation of liability, indemnification, and governing law) will survive.
We may update these Terms from time to time. If we make material changes, we will notify you by updating the "Effective date" above and, where appropriate, by email or a prominent notice on the site. Continued use of the Service after the effective date constitutes acceptance.
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute arising out of these Terms or the Service will be brought exclusively in the state or federal courts located in San Diego County, California, and you consent to the personal jurisdiction of those courts.
