These terms describe MortgageDoor's text-message (SMS) program — what we send, how you opt in and opt out, message frequency, fees, and how we handle your mobile information. These terms work alongside our Privacy Policy and our Terms & Conditions section 4.
MortgageDoor's SMS program sends text messages about mortgage loan inquiries, applications, and active loan files — including application updates, document requests, appointment reminders, rate alerts you have asked for, and occasional marketing messages (when you have specifically opted in). Messages originate from our business line at (858) 531-2442 through our messaging carrier, Twilio.

Each opt-in is recorded with a timestamp and the IP address used to submit the form, so we have an audit trail. SMS consent is never a condition of any purchase, loan approval, or use of the website.
The kinds of messages you can expect:
Typical volume is up to 10 messages per month across all categories combined. Transactional messages are sent only as needed to move your loan forward. Marketing messages are sent only to users who opted in for marketing specifically.
Message and data rates may apply. MortgageDoor does not charge you for SMS, but your wireless carrier may charge you per message or per data plan. Check with your carrier if you are unsure.

The SMS program is supported on most major US wireless carriers, including AT&T, T-Mobile, Verizon Wireless, Sprint, Boost Mobile, Cricket, MetroPCS, U.S. Cellular, Google Voice, and others. Carriers are not liable for delayed or undelivered messages. Some prepaid plans may not support short codes or higher-volume long codes.
We do not share, sell, rent, or otherwise transfer your mobile phone number or your SMS opt-in (consent) status to third parties or affiliates for their marketing or promotional purposes. Mobile information collected through our SMS program is never made available to data brokers, lead-resale platforms, advertising networks, or unrelated marketers.

Each SMS opt-in is logged with the opt-in source (which form), the timestamp, and the originating IP address. Opt-outs are also logged. Records are retained as described in the Privacy Policy retention section.
We may update these SMS terms as carriers and the CTIA / TCR requirements evolve. Material changes will be reflected by updating the effective date above and, where appropriate, by sending an in-program notice.
