Condo financing in LA
DTLA, Marina del Rey, Westwood, and Koreatown high-rises have unique financing constraints:
- Project warrantability — Fannie/Freddie need the HOA reserves, owner-occupancy %, and litigation status reviewed. Many high-rises are non-warrantable, which means non-QM or portfolio financing.
- Investor concentration limits — If more than 50% of a building is investor-owned, conforming is off the table.
- HOA dues over 20% of payment — Some lenders cap HOA dues as a % of total housing payment.
Ask your broker how often they close in your specific building. They probably have a list.
Multi-unit (2-4) investment loans
LA's 2-4 unit inventory underwrites differently:
- Rental income credit — Lenders will count 75% of market rents (verified by appraiser or actual leases) toward your qualifying income.
- LLPA stack — Investment + multi-unit + LTV can add 2-4 price points. Make sure your broker shows you 25% down vs 30% down — the difference often justifies the bigger down payment.
- DSCR option — Pure investor loans (no income docs, just rent-to-debt coverage ratio) are an option above 700 FICO. Rates are typically 100-150 bps over conforming.
Hillside + ADU friction
Hollywood Hills, Silver Lake, Beachwood — hillside lots and unpermitted ADUs are appraisal landmines. Lenders may require additional engineering reports or require the ADU to be excluded from the appraised value (so you lose income credit on it). Get this checked BEFORE you write the offer.
